Buying from a wholesaler

In the process of buying a deal through a wholesaler - I've never purchased using a wholesaler before and I am just reading over the original purchase agreement.

In other terms and conditions it states: Buyer to pay all sellers closing costs

How do I find out the total costs involved?
Will I also need to pay realtor commission fees?
