I am taking a look at properties and planning to purchase a rental home or condo within the next month or two. Just curious to see if anyone who is familiar with Pensacola can vouch for renting in some of the areas on the west side. I know to stay away from areas like Mayfair, Oakcrest, Montclair, etc. but I'm not sure how some of the areas in the 32526 zip code are. Anyone have any insight as to rentals in that area? I am not looking for something super high end obviously, but would like something that is more safe and will attract a somewhat higher quality of tenant than the other areas I mentioned. Any information is appreciated!

I have represented several buyers and sellers in this zip code. I assume you're at least somewhat familiar given your accurate take on Mayfair, Montclaire, ect. lol But yes, there are still a lot of good areas in this zip code where you can rent to quality tenants.
I have several rentals of my own. So if you have your eye on a particular property I can give you a pretty good idea as to what it will rent for. Let me know if you need an agent to assist. Google “Escambia County Crime Map” and it should bring up an interactive tool that will let you search by address to see what kind of crime and how much is happening around a property that you are considering. Pensacola is a great place to live and to invest. Good luck with your purchase!

First off, congrats and good luck! If you're in the market for a property manager for that area, I'd like to put in a plug for JC Cardwell and his team at CareRealty. I'm currently using them for my properties and after having gone through a bad previous manager, I would highly recommend JC. As an out of state investor, he has made my life easy. Super friendly, quick to reply and takes a genuine interest in maintaining your properties and handling issues with tenants.

@Jonathan T Harned thanks for the recommendation! I am actually looking to self manage but would love some help with finding a tenant. I can do the advertising if needed and definitely the day to day management, but would love to have someone screen and place tenants. Do you know if they do something like that? I know some but not all PM companies do.

@Thomas C. Regarding your question about placing tenants, JC is actually doing that for a lease option I'm working on for me right now. I'd give him a call and ask about his company's services, he's very amenable and I'd be surprised if you couldn't work something out. Good Luck!
