Should I sell 3 unit??

Since real estate market is very hot in my area.. multi units are literally selling in days of listing with bidding wars. I have a 3 unit which I believe I can sell for 3 times what I bought it for. Averages 1200 month net profit from rents. I owe around 20k on it and would estimate around 100k profit after (and if) selling. Is this worth selling or holding for the long haul? I want to keep my units for passive income when I’m older but wondering thoughts on if this is an opportunity I should jump on from others past experiences?
