Property in New Britain Conn

Currently looking at a 2 family in New Britain Conn, zipcode 06053. Asking is 260K, real estate agent says rental income can be $1600 per unit. 3 bedroom 1 bathroom. Does anyone have experience renting in this area? I'd assume rent would be $1200-$1300 in the area max. This is my first REI property, I'm 24 been saving every since I started working after college. So I'm just nervous, trying to learn as much as possible. TIA.

Rents are going high as the property prices are going high but $1,600 is a long stretch, 1,200-1,300 is standard but if it's in great condition/location it can be $1,400
