Buying from a wholesaler

I am buying a duplex from a "wholesaler". I will be signing an "assignment agreement".

My question is... should I ask to see the original "purchase agreement" that I am being assigned? Am I entitled to see the PA before signing the assignment? I think I would be considering I will be assuming all obligations.

This is my first purchase with a wholesaler.
