Would you buy in a dangerous neighborhood ?

Question

I have found a property I believe will cash flow but its in a dangerous neighborhood. I would feel that I needed to carry my gun when I visited the property. Would you buy in a neighborhood like this ?

I wouldn't buy a property in a dangerous neighborhood, but that is just my opinion. Dangerous neighborhood and high vacancy it doesn't seems like a good investment.

Also there's 2 other houses for rent on the same street. They have been up for rent for over two months.

Ryan Watson My house that I currently live in is on a "bad street" as per the township.  I was warned plenty of times not to move to this street as there are shootings/drugs etc. I have been here 3 years now and have absolutely no complaints.  No one has messed with me in any way; I'm assuming that they do not want cops coming around to hinder their activities.  I just purchased a duplex about 45 mins away from me in a rough area and I am in the process of rehabbing it to rent.  Bad areas do not scare me, I just keep to myself and I have been left alone.  I am not saying that something couldn't happen tonight, but I do feel generally comfortable at both properties.  (Jersey is a hindrance to the 2nd amendment so I cant even carry any of my guns!)

I would say it depends what you're accustom to. Those originally from rougher areas are more immune to their environment and most likely have a keen insight in what to expect with their tenants; and how to choose and handle them. For example, the majority of applicants may have bad or thin credit files in an area. Nevertheless, someone adept to their environment could see qualities in prospective tenants that an outsider couldn't.
