80 acre split parcel vs sell as whole

Looking for advice on experiences with selling land. Currently have 80 acres in Michigan looking to move. Near town of 25,000, but relatively remote. Real estate agent I have no relationship with is saying parceling out the properties may bring more value. Does anyone have experience with this? What are the steps? Is it worth risk vs selling full acreage? Thanks!
