Cash flowing SFR Under $150k

Hello-

I am wondering where people are still able to find decent cash flowing SFRs for under $150k - fixer preferred so that would help get there on price.  Bonus if it's NOT in a part of the country that gets snow.  Searching for my next purchase...I am in the Phoenix market and would love to buy there again, but prices are challenging out there at this point.

You can still find them in Texas.  I often say draw a big circle around DFW (I'm sure it works in other places too, probably even PHX area) buy just on the outskirts of the circle in the direction of progress.   For example here in DFW we see people looking as far West as Weatherford, as far north as Gainesville, Whitesboro, and Sherman-Denison....east to Terrell...south to Waxahachie, SW to Burleson, Crowley, Cleburne, and Joshua.
