Financing 39 unit Multifamily

An opportunity has presented itself for us to have first dibs on a 39 unit multifamily.  This is all still new to me! They are giving a $200k sellers credit to fix elevator. Any options for financing if I don’t have $400k For down payment?

Partnerships or private-money loan for the down payment would be the way to go to be a part of it without having the funds for the DP, otherwise you could assign your interest in the property to another investor and earn something from the assignment.

Private money lenders and JV partners are going to be your best bet to secure the property. The private money would likely come from your family and friends or you could seek a JV partner through the forums here.
