Selling a Rent House

A close friend of mine of currently in the midst of selling her rent house without a realtor. The house went through inspection 4 years ago, which indicated there were no defects and the roof was fine. The tenant that recently moved was diligent and respectful of the property, and it has not sustained any damage since. She’s asked 140k, to which the buyers countered with 135k plus seller pays for a new roof, trimming of a tree—which has been trimmed several time in the last 2 years—as well as any latent defects that may occur upon inspection. 135k is the lowest price she’s willing to take and she sees no reason to pay for a new roof and tree trimming. What are your thoughts and opinions?
