Investing in 55+ communities?

We are are selling the family farm and thinking of investing in 55+ communities as rental properties.  We are looking at new or nearly new condos or villas so we should have several years of no maintenance.  We are hoping 55+ tenants will not be as hard on the rental units as younger tenants.  Do you think this is a good investment, or are we missing something?
