Mediator with investor percentages

Hey there,

I own 2 duplexes rehabbed/updated and they are doing very well with Airbnb!  We want to do more! I have found an investor(a smart biz, wealthy friend)and we have a great relationship. My value - understanding location, our success of owning and managing our Airbnbs and our Airbnb formula, my team running the airbnbs, my teams construction experience with costs, etc. I have 100k cash I can put toward the next property. The investor has up to 1 mil he's ready to use asap! 

Is there any mediator companies out there that know real estate... we are trying to figure out percentages and each others value.
