Funding Options for a Duplex

I am attempting to purchase my first duplex. The previous owner had started renovations and tore out the kitchen, bathroom, and floors in one of the units. The other unit is still in tact but needs renovating. Can you qualify for a conventional loan if one of the units is considered livable? Is there any advice for working with a seller to make it livable?
