Laundry in kitchen or bedroom?

Question

I am in contract for a small under 700ft 2 bedroom 1 bath house to flip in the Portland area. The house has the laundry in a non permitted addition that’s falling apart. It will need to be torn down.

The kitchen is already small as is but could possible fit a stack washer/dryer (that I would include)

. Would It be better to put it inside the kitchen or use one of the rooms as the laundry?

I agree with @Sandra Habiger you should put the laundry in the kitchen. A room would probably make it more undesirable for the tenant. And I've seen laundry rooms in kitchens before.

Can't see where even the stack would go, in a kitchen that tiny.  Maybe build a new permitted addition?  Compare that cost vs. losing a bedroom for rent.

I'd put it in the kitchen and would install doors that compliment the kitchen so the stacked washer/dryer isn't out in the open. Here's a nice example of 'a laundry pantry' that compliments the kitchen well:

Just a thought,  how about no laundry?  The buyer can decide where they want it.

I'm in the Bedroom camp on this one.  I've seen laundry in both the kitchen and bedrooms before, but with a small kitchen, people are going to want to use as much of that as possible.  I think putting in a washer/dryer and "shrinking" the kitchen isn't a good idea.  Your target buyer is going to be a younger couple, maybe with a child so the second bedroom will most likely be used as an extra room, more than an actual bedroom.

Where is the plumbing and access for the dryer vent?  How big is the closet in the bedroom?  As it is a 1 bedroom, the bathroom or bedroom is ideal.  Is there a linen closet in the hallway?  Again it depends on where the plumbing is and if you can vent the dryer.

I'd do it in the kitchen. At least that's where most European countries have their washers in a small apartment. When you change the house from a 2 BR to 1 BR, it might change your ARV.
