Laundry in kitchen or bedroom?

I am in contract for a small under 700ft 2 bedroom 1 bath house to flip in the Portland area. The house has the laundry in a non permitted addition that’s falling apart. It will need to be torn down. 

The kitchen is already small as is but could possible fit a stack washer/dryer (that I would include)

. Would It be better to put it inside the kitchen or use one of the rooms as the laundry?

Can't see where even the stack would go, in a kitchen that tiny.  Maybe build a new permitted addition?  Compare that cost vs. losing a bedroom for rent.
