HELP! How important is the appraiser? Appraisal topic

Marina Pina
Posted

We are under contract for our first deal. We got this from our loan officer;

...we are still in the process of finding an appraiser to do the appraisal. We found one but they did not have good reviews and the turnaround time was for the end of September. We can go with them if you guys would like so that we do not continue to delay the process or we can continue to look for another appraiser. Do you have a preference?

What would you do?

Let the lender know that this is totally unacceptable and that you're not willing to pay for an appraisal from a substandard appraiser NOR are you willing to prolong the process which could put your escrow at risk should you need to cancel the contract.  Ask to speak with a manager and either have them resolve this to your satisfaction or bolt.  This is not normal - and it sure isn't professional.

And, remember: what starts out crazy, gets crazier.

You deserve a more professional experience.
