First SFR under contract!

We signed the contract yesterday on our first deal! It's a VA repo property that is next door to my in laws. It was listed for a while with no offers, so we low balled it. After some negotiation with the bank we got it for a price where all the numbers work. Now to close, rehab and get it rented.
