Needing mailer software recommendation?

I have been using RESS software to send mailers, but it has become very troublesome and inaccurate lately. What I like about it If it works is I like to draw an shap over a group od houses to select a few neighborhoods. Then RESs would pull all the adresses and It would set up my cards to have the correct mailing adress of the owner to send it to and say I’m want to buy your property at what ever the adress I select was. The program now has way to may flaws and is charging me 90 a month plus 58c a card. Any suggestions on a comparable program would be greatly appreciate.
