Comps with limited Data

Hey Guys, 

I'm practicing doing comps on my own property right now, but I noticed there is only one comparable property (3 bed, 2 bath duplex) near mine. Where do I go from here?? There are plenty of 4 bed 2 baths and comps in higher class neighborhoods. Advice would be greatly appreciated! thanks
