Negotiations during the inspection phase

Howdy BP.

Currently under contract for a duplex listed at 190,000. Yes completed the inspection and if you build a few major repairs needed (2 new HVAC systems and the retaining wall). Repairs estimated around $10-15k.

What are your guises thoughts on negotiations with the seller?
