I would like to get some BP members opinions on things to do and not to do when it comes to seller financing? All advice and tips are welcome!

Do: wait until you fully understand the benefits of seller financing to the seller.
Don't: try to approach all off-market sellers with the idea of seller financing.
Do: listen for the words "hold paper"
Don't: think you can get started investing like this and continually grow capital without inputting capital
Do: specifically look for seller financing potential by assessing the equity in the property and the year of purchase.
Don't: put seller financing in any postcards or calls.
