Home owners behind on their mortgage

I have been reading the Bigger pockets book "How to invest in Real Estate" and it talks about an investor who started purchasing home from home owners who are months behind on their mortgage. As an investor is there a database for these homes in your local community or do you just have to go door to door asking home owners? I want to know if there is a possible database of homeowners in your community that you can begin to contact that are in this situation. I am brand new to BiggerPockets so any advice or tips on this situation would be helpful. Thanks in advance.
