Owner finance contract

Hey everyone! I am in need of some guidance, I am in the process of closing on a triplex and commercial building through Owner Finance and need to see or find some contracts that would help me out as this is my second Investment deal. And to get some insight on someone that has gone through this 

Thanks in advance 

It’s a triplex on an oversized 3 city lots built in the 1900’s about 2850 sq.ft.

2 - 1 bed/1bath 

1 - 2 bed/2bath

Commercial building is about 800-900sq ft with a hair salon and nail salon in it the tenants have been there for about 20yrs now. 

Both properties for $300,000 @ 3% interest rate for 20-25 years

Rehab for triplex- $75,000

ARV - unknown - realtor says it can sell for $325 as is right now

Commercial rehab- $10-$15,000

ARV - $160-170,000

Rent on commercial property hasn’t been raised in more than 10years 

Triplex tenants should all be out soon.
