Are All Properties on Costar and Loopnet?
I see a lot of people on here talking about trying to find pocket listings. My question is why wouldn't every broker put all there properties on Loopnet and Costar?

Hi Joe,
LoopNet and Costar is mainly for commercial properties. Residential properties usually are on local mls's.
Sometimes my clients do not want a property publicly listed but will offer it up silently to my buyers. The sellers do this in the commercial space for a multitude of reasons.
You will find commercial properties for sale on LoopNet and Costar. You can be a member for free but only see 10% of the listed properties for sale. To see all the properties there will require being a premium member at a cost of around 100 or more a month. I am a premium member so I do a full search for my clients. I also have relationships with other commercial brokers and sellers and get "first looks" at property before full exposure to the market occurs. My buyers are pre-screened ahead of time and other commercial brokers as well as private sellers number one concern is ability to perform and close the deal.
