@David Smith The only real experience I have so far would be in Catalyst. So far I'd say that I am a fan and that the data it has is fantastic.  You can pull recent sales data, export it into several different formats, there are some report functions and market data functions that are also amazing!  so overall, out of the above list, I can give a thumbs up for Catalyst!

It's a relationship business.

The brokers that know other brokers get first looks at pre-market or off market. The reason is they know those brokers screen their buyers and have them sign exclusives. They want to know SURETY OF CLOSE so seller know the buyer performs and not playing games.

More than money being wasted time is most valuable.

By the time some of those properties hit the sites mentioned we are already under PSA on it and listing brokers just keep it up their for fishing to build more buyers and scrub the leads to see if any of them worth anything.
