Duplex House on Commercial Lot - Refinancing Advice

Hello,

I recently used hard money to purchase a duplex house on a zoned commercial lot with the plan to utilize the BRRRR strategy. The house is located in Tennessee. I have begun talking to lenders and am having trouble doing a conventional refinance on the property due to the property being zoned commercial.

Does anybody have any advice on how to get around this? 

Am I automatically forced to get a commercial loan on the property?  

Do commercial, fixed rate, 30-year loans exist?
