Purchasing Triple Net Lease Opportunities

The NNN questions are lumped into the general commercial forums here. If you look at my history I am a specialist in the space with about 15,000 posts over decades of time.

Often my clients who want to buy NNN learn from me as they go through the purchase process. There are some NNN books out there but very basic. I am finishing out a book myself to be completed soon for NNN. There are so called guru's that teach course on NNN to people that have little to no money on how to tie up properties etc. That stuff is often very hard to do and can be a big waste of time.

My clients tend to have 7 to 9 figure wealth and they either invest with me passively on my value add deals or they buy directly and I am the buyers broker. Sometimes they do BOTH.

Before I comment further do you have millions to tens of millions of net worth?

If not mainly would be looking at smaller retail condo's. In NNN a 2 million property is like a 200k residential house. It's entry level for quality suburban area typically. Minimum 30% down with investment grade credit tenant and closing costs so would need about 700k minimum down.
