triple Net Commercial deals

hello, I am interested In triple net deals, wanted to know why is it so hard to get a seller finance deal? for the first month of January ive been trying to get a deal. why is it so hard?

@Latroy Boseman. . Very rare I’ve seen sellers who would consider financing. typically want all cash for their next deal or to slow down into retirement with a nice nest egg. The only time I’ve seen possible seller finance is if it’s a problematic property where the seller is pretty eager to sell. For example a deal where a bank won’t touch it.
