Finding a Commercial Real Estate Agent

Derrick Cameron Jenkins
Posted

I am currently looking for a commercial real estate agent to help me make a purchase in Georgia. There is not an option on the network tab on Bigger Pockets for a commercial agent. What networks are everyone using to get linked in out of state commercial properties.

It's not extremely common to use a buyer's agent in the commercial space. It's certainly not unheard of, but it's far from how things are in residential where buyer's agents are essentially the norm.

You'll find the most success by building relationships with brokers who list the types of properties you're looking for. You can start building your list of brokers to get to know by going to listing sites like Crexi and Loopnet, pulling their contact information, and getting to know them over time. Rarely are the properties listed on those sites good deals, but that's not the point in this exercise. The point is to find out who to meet!

Be aware, when you call a commercial real estate broker they're immediately trying to qualify you and determine if you're a profitable use of their time. So make sure you understand the business, can talk the talk, and have the ability to close.
