Land Development for Truck Stops

Hello!

How does one get into development for truck stops? When searching for land what kind of zoning am I looking for? What are some tips and tricks to look out for?

Truck stops need to be almost on or very near the interstate. There should also be access to amenities like hotels, fast food and/or QSR. I am working on a deal in GA with a developer of a large convenience store chain that is at a major exit and have recently learned a lot about this asset class.
