QSR selling land and building

I’ve noticed four fast food franchises that bought the land and building to open the store and immediately put the land and building for sale.  one is a frozen custard store that hasn’t officially opened yet.  Why would a fast food chain or any other business go through the trouble of opening a store and immediately put the real estate for sale?

@Carlos Silva  QSR's are  not in the business of real estate, but the business of making profits via Sales.  The benefit to the QSR selling the real estate is that they can raise capital for existing expansion and typically they can Sell the Lease off for a longterm like 20-50 years depending on the tenant.  By having a long term lease it secures the location for the business.  I happen to own some of these type of leases.  PM me if you like.
