Costa Rica, Turn Key, retreat

We are looking to purchase a turn key hotel/retreat center in costa rica. We are a psychotherapist and a psychiatrist/husband wife team with many years experience living and working in latin america. We aspire to create a community of healers and provide retreats for stressed americans incorporating psychadelic medicine. We have our eyes on several properties that are under 2m and would fit our exisitng goals. if you have any advice on how to get started please let me know. thank you.

We invest in Belize.  From my research Cost Rica is more expensive, which is great because there is greater demand.  You might try the technique we have used in buying our properties.  Requires a different mindset than the "Seller" market in the US.

Approach this from a buyers' market, and that CASH is king.

We make a list of say 10 properties in descending order for our needs.  We list their price and then we list our price.  We use just our Buyer Agent to make offers.  Recommend you don't make offers yourselves, nor use just the Sellers Agent.  Have someone looking out for your interest.  Make your offers absurdly low.  3 day offers, subject to 30 day inspection.  You might have 2 or 3 offers out at the same time.  Again, all subject to inspections.  Tell your Buyers Agent to start at the top making offers and for your viewings.  If you visit for 7 days you should be able to get through them.

If they list $1,800,000 you offer $1,300,000;  they list $2,000,000 you offer $1,400,000; list $1,300,000 you offer $800,000.
