Need Financing for Commercial Property

Hi all,

I am looking to open a small carry-out restuarant and I need help with financing. I have plenty of capital but my FICO is very low (in the 500 range). Are there any loans available that would not require 20 - 25% down? I stumbled across a company called Commercial Direct that advertises LTV of up to 97% for commercial property. Could this be true? Has anyone dealt with this company or know of any others that offer similiar terms? Considering my low FICO I can arrange a co-signer if need be but I would like to do this alone. Any advice?
