Converting an Old Service Station

I'm curious as to any creative ideas, but also any "watch out" type feedback for a property that will be for sale in the upcoming months. 

The overview : 

1) Location is in a small town (under 10,000) on the border to Black Hills and all the tourist attractions.  

2) Property is commercial zoned, sits on a corner and also borders a river and one of the main highways into town, and could be used as a small RV park (has been in the past).   Property has beautiful trees and flat space for maybe a dozen to two dozen RV spaces.  

3) The building has some old school charm but also was boxed out in the 70's with ugly T1-11 siding, and needs a fair bit of rehab.  

4) The "RV park" would need power drops for each spot at minimum, water would be next level and sewer ... who knows.  

5) Building was built in 1937, is about 1600 sq ft, has the old garage bays and concrete pad out front (maybe it was a filling station too)

I know the things about buying right and the numbers and such, more just looking to see if you have any creative ideas about what the building could be used for, or alternative ideas for the RV park, and also cautionary thoughts. Just thought it might be fun to hear what you all dream up!

Make sure you get a Phase 1 Environmental Site Assessment. You might want to add that to the inspection/due diligence clause of the contract (if it is not already there).
