Does a bar scare retail tenants away?

I've been looking at a strip mall in a good location and in petty good condition, but there is high vacancy. I'm trying to figure out what the problem is. The far end unit is rented by a billiard hall/bar that has a bad reputation. The unit next to it is rented by a club that's known for partying some, but their lease is up and they're moving out. Could these rowdy customers be the cause of the high vacancy, even for businesses that would only be open during the day?
