How do you go about finding your self-storage facility deals?

I am multi-family investor in the Columbus, OH market. I primarily find most of my deals through cold-calling skip-traced lists, pocket listings, wholesaler found deals, and through my sphere of influence. Recently, I've been really interested in the concept of self-storage facilities. 

I started looking on LoopNet and cold-calling. I have been learning a lot and its interesting to see how self-storage facilities are based on NOI and Cap Rates. I am trying to find self-storage facilities in Ohio or in a nearby state like West Virginia, Kentucky, Indiana, etc. Do you guys have any advice on going about finding these self-storage facility deals?

Sounds like you got the system down!  Direct to owner outreach, broker relations, wholesalers, and listed deals.
