Looking to lease my first Real Estate Property and need help with the process

I am getting started with viewing commercial properties with leases and I wanted to know what to ask the landlord agent and what to look for in the lease as well as what to look for when it comes to damages and construction.  Could use all the help I could guess. We are thinking of running a event space business.

@Sory Kaba, there are also commercial brokerages that handle tenant rep, too.  Typically, your major brokerages: CBRE, Cushman, Colliers, etc will have tenant rep brokerage arms, then there are local niche brokerages, too.  And many will be under larger networks, like Chainlinks.

I am not sure who pays for tenant rep work (tenant or landlord), nor what a typical fee is, but I would ask around.  Most event spaces are mainly retail type businesses, so focusing on retail brokers could go a long way. 

Also, you should have a good attorney lined up to review and help negotiate the lease, as well.  This will cost you money, but worth it in the longterm.
