Last person I offered to help ghosted the process.  It is detailed work and yes you have to do the work.

I will help you build a Deal Analysis tool via this post if you want. Then you share to the group.  

Why not just give you mine.  Because you won't learn it, and I hate using other people's spreadsheets or analysis.

Let me know if your game.  Then we will start.  If during the process you stop responding in a timely manner, you're out.

Christian, a small traditional Self storage location in the LA area is going to be $5mm. If you still want to do Self Storage in LA, let me know and we can put a plan together for $300,000 or so; non traditional.

Just an update, the listing agent confirmed that the lot has been switched to residential because they could not sell it as commercial. The county told us that the city where this lot is located allows no more SS in the city. I have been trying to contact the city zoning to see what else could be allowed without much success. Will update further!
