Mixed use Commercial Loan

Good Morning Everyone!

I am having trouble finding anyone that will loan on a mixed-use commercial property I own. The downstairs is an operating Barber Shop with a lease and I want to finish the upstairs 2 apartments. It is located in Mishawaka IN.  I have owned it for a year now. 

Does anyone know any lenders that work with a situation like this?

Understood but you may want to consider the income you are missing out without rehabbing the apartments. Short term pain but long term gain!
