Big News Our First Property Is Underway
Over the past year, we’ve been laying the groundwork for something I’m incredibly excited about: acquiring boutique motels in high-growth tourism markets across Florida.
We’ve just secured our flagship property—an off-market motel near Fort Myers with massive upside. Current cap rate is above 7%, and zoning allows us to add 11 more units, pushing the pro forma cap rate over 16% post-expansion. This kind of opportunity doesn’t come along often.
This is the first of several strategic acquisitions we plan to make in the region over the next 12–18 months.
We’ve structured everything through a private entity with the goal of helping everyday investors participate in real estate without the overhead of doing it all themselves.
