Can listing agent represent multiple buyers in transaction?

i know a listing agent can represent the seller and a buyer, but what about multiple buyers?

I'll add to Wayne's comments and say that as a buyer in that position you're putting yourself at risk. The listing broker, however fair and ethical, was originally contracted to look out for the seller's best interests. I always recommend having a buyer's broker so your advocate is dedicated to your needs.  If you're using your lack of broker as a negotiating tool, make sure that listing broker is giving his seller a discount, otherwise you're just giving him/her a raise.

Do you mean multiple buyers purchasing together, or multiple buyers offering on the same property?  The second case can get really messy.

I may have misunderstood, I was thinking multi buyers together.  But yes, an agent can represent separate, competing buyers, but has to tread carefully.  Basically, he can just say "there are other offers, I can't tell you what they are and I can't tell them what your offer is, you just need to make your best offer and I'll submit it.  Much the same as a listing agent dealing with multiple buyer's agents in a multiple offer situation.

Sure, as you'll only have one purchase agreement anyway, that all the buyers will have to sign.
