Help! Need Commercial Non-Residential Accounting Software

Hello!

We are in desperate need of a great accounting software for commercial NON-RESIDENTIAL real estate. I've demo'd Rent Manager, Buildium, and AppFolio.

- AppFolio rejected us for their PM/accounting software (though really wants us for their expensive investment software) even though we have a sizeable AUM because their count is based on the number of units  and tenants that will pay rent thru them. Since our properties are commercial and some have third party managers who collect rent, we don't qualify. The sales guy also was horrible and I've heard onboarding is unpleasant at best. Doesn't matter since it seems we don't qualify. 

- Rent Manager looks like it's from the stone age. Its reports are missing basic fields and though you can add them with their clunky "user defined fields", they don't show up as they should. There also seems to be no way to track things like property insurance and property tax, or a list of owners and ownership percentages for each property. It's just so so so ugly and lacking!

- Buildium is the prettiest but it's clearly made for residential. The reports have ZERO way to add fields. And there's no clear way to add fields to the database. So I can't add any of the fields I'd want to see for the list of properties like Fair Market Value or ownership of each property, without downloading it in Excel and building what I've already built in spreadsheets. It also has no way to NNN reconciliation by tenant. Their cash flow statement also lists the properties sequentially instead of one report to show portfolio performance.

My main objectives are: 

- A cash flow statement that shows cash flow across all properties so I can see portfolio performance and download to excel to run further KPIs (e.g. ROE) as needed. 

- A property database that shows obvious fields: LLC name, year built, # tenants, property tax / insurance amounts and deadlines, etc.

- Rent roll for each property that shows obvious rent roll data including delinquencies, upcoming escalations, vacancies, etc.

I'm just in shock that there is nothing like Hubspot or Salesforce or something easy to customize and navigate for commercial non-residential properties that allows for accounting and light property management. 

So grateful for any recommendations!

I'm a big fan of Rent Manager, but must confess that I don't do a lot of reporting, but it has everything I need. Their payment partner ZEGO is top notch and can withdrawal funds from the tenants account automatically. With NNN I don't typically need a lot of reporting as you know what your net is for the most part.
