Scout Plant's Impact on Columbia and Blythewood SC Real Estate Market

I've been researching and studying Blythewood's RE market and potential future growth with Scout EV plant project.  Let's get a thread going on what everyone thinks will the market do in Blythewood and whether the plant is going to pull employees form Columbia and surrounding areas or Blythewood is going to grow exponentially to provide housing and supporting industries to support Scout. 

Is it a good time to buy and hold in Blythewood?  or it's best to stick with Columbia RE for now?
