Self Storage Owner Advice

I found a small self storage facility and am thinking about buying it. I’d love to talk with someone who owns or has owned a self storage facility to better understand the business before moving forward.

Mostly looking to learn about the day to day operations, biggest challenges, occupancy, tenant issues, maintenance, security, unexpected expenses, and things you wish you knew before buying your first facility. Also curious about opportunities to increase revenue and common mistakes to avoid.
