cup of coffee for your thoughts

Hi my name is Montrell, and I'm a new investor in the Philadelphia market, my goal is to syndicate apartment deals - C , B class buildings 50 units and higher. As I have never done a deal, this might seem a bit ambitious, however, my goal is to find a mentor/partner with years of experience in commercial investing that I can streamline into my young career. My offer, a cup of coffee, an open mind, a commitment to working hard, learning everything I can and most importantly, the desire to succeed, as there are people who are relying on my success. With that, if you would like to contact me please email me at [email protected] Thank you for your interest.

Sounds great, @Montrell Hamilton. It's too bad I'm in Los Angeles. I love coffee, but that will have to wait.

You're on the right track. Keep at it. Someone closer to your location will turn up soon, I'm certain.

If I can offer my two cents, you might want to cut your teeth on smaller deals to start with. It sounds like you'll be doing big deals in no time. The smaller deals tend to be a little less complicated. There are fewer people reaching into your pocket.

I'll suggest what I've said to another ambitious first time investor out here in LA, do a small deal or two (say a duplex or 6 unit apartment). Find out where the potholes are and how to deal with them. When you know you've mastered that, go for the big deal that will put you out of the rat race for good.

Please keep posting updates along the way. I'd love to hear your progress.

All the best.
