Looking for tenets

Hello everybody,

I am having trouble finding the right contacts for anchor tenets. I have some great commercial property in MN. I just need some solid tenets so I can get a loan for the building. I have interest from subway, but would like another. My questions are:

Does anyone know of any franchise owners looking for a space?

How do you secure such a large loan from the bank?

Is a strip mall even a good investment? 

What does a commercial rental agreement look like?

I'm pretty new to this game. I see them going up all the time and I finally have an opportunity to try it out. Any info is much appreciated.
