Small to Medium self storage in Dallas or San Antonio?

Hi,

Does anyone have any tips on how to find smaller independent self storage buildings for sale? I'm looking for smaller places. 20 units, maybe more but not huge corporate ones. Dallas or San Antonio, close to the urban core. Can be in less desirable areas such as industrial or warehouse districts.

This is a decent example of what I have in mind: http://deepellumss.com/

Should I contact owners directly if I see a place I like?

I'd look on Loopnet.com, Bizbuysell.com, Cityfeet.com, the commercial listings on your local MLS and on Craigslist (I've seen them on there believe it or not); also, yes, send advertisements/mailers to the owners directly...it cannot hurt at all. Good luck
