What are some ways besides Traditional Financing

Question

What are some ways besides traditional financing for someone to get into a Commercial Property?  Would some ways in the Little to No Money Down book By Brandon Turner work for commercial properties as well?  I only ask to have a better idea of what I can do if I am unable to get traditional financing, I am currently working on my credit score and it is coming up, just slowly.  So with that it could be awhile before I could do anything traditional.  Any help would be greatly appreciated.

When buying commercial, many times the bank is looking at the property more closely then they are looking at you, so depending on the transaction, they may not care about your credit.

However, other common forms of financing are: seller financing (good to have in commercial), private funds (investors with money invest in the property for a percentage, terms change depending on where funds come from), partnerships (get people to go into the deal with you), short term bridge loans (also called hardmoney), and there are some more creative ones as well.
