what is the most profitable real estate sector? Multifamialy, self storage, retail, office, etc

Are you talking ongoing cash flow, equity upside?? How active or passive do you want to be?? Asset classes are at different points currently in the recovery cycle. What works for an investor is situational and person specific so your question is too broad.

I was talking to a friend of mine the other day about this. He owns a little bit of everything and he thought about it for a second and he said 'the most profitable ones are the ones that pay."

Whichever one you find most interesting and most understandable will be most profitable for you. One guy could kill it in his market in retail, but another guy in the same market who makes great money in self-storage could take a beating in retail because he doesn't understand the asset class as well as the first guy.
