Cell Provider Lease Rates

We have been approached by a cellular service provider that wants to lease rooftop space on a commercial building. They will place a sled mounted data node antenna on the roof, we will supply electricity. 

It seems like a hassle-free proposition, but we have no understanding of what a reasonable lease rate would be. Are there any industry standards for what to charge?  Any pitfalls we should avoid?
