Office Space

Hello BiggerPocket Community, 

I am new to the real estate world but have read plenty of real estate books, online courses, et al. I have minimum practical experience. I was passed down a commercial property that was not being rented out, so it was empty for some time. It is one building with two separate spaces (upstairs and downstairs). It definitely needs some cosmetic work but as a college student that will not be possible anytime soon. I want to be a real estate investor when I graduate so this is a great opportunity to get started. It has been quite difficult since I am an undergraduate student at another city from where the commercial property is located.I am currently renting out one space as an office space. I am working on renting out the other space as an office space as well. 

I have the following questions: 

1) Where can I get a hold of a commercial real estate contract? Should I get a general contract from online or go to a real estate lawyer?

2) What would be the most effective way to get tenants for office spaces? 

3) Should I be renting out these spaces as office spaces? 

I would appreciate any other advice
